Ressco Appointed To Receive Four Multifamily Properties From Charter One Bank
Amid a high rate of foreclosed commercial mortgages, a Detroit-based property management company has been selected to bring residents and value back to abandoned or mismanaged properties.
Real Estate Solutions Service Company (RESSCO) was appointed the receiver of 4 Midwest urban multifamily assets by Charter One Bank. RESSCO’s property management division is responsible for overseeing the properties’ day-to-day operations and increasing property value for eventual liquidation.
“Our job is to pick up the pieces that were left by the previous management,” said RESSCO Senior Vice President Joshua White. “The raise occupancy and ultimately increase Net Operating Income (NOI) so the lender can get a better price at disposition.”
The recently acquired properties add to RESSCO’s roster of revitalized apartment communities. The company has established a reputation of renovating several urban multifamily communities and increasing occupancy, including a 2008 $3 million investment in a 342-unit Warren apartment complex. They have already created more than 1,000 new residences working with distressed and under-managed properties in Detroit and surrounding cities.
RESSCO formed a strategic alliance with KMG Prestige in October 2009 to keep up with increasing demand for property management. The alliance focuses on fee management projects and combines RESSCO’s operational expertise with KMG Prestige’s compliance methodology, quality financial reporting and accounting.
In addition to full service site and asset management, RESSCO also offers construction management, brokerage services and tax credit compliance monitoring. The company is also a MMBDC certified Real Estate Appraisal company providing full and limited appraisals, review services and consulting for the southeast Michigan area.
